Views vary by location, elevation, surrounding homes and weather. When a view matters to your purchase, check it from the specific property and the rooms and outdoor spaces you expect to use.
A view is worth evaluating from the actual home, rather than from a neighborhood description. Visit the property, check the outlook from the rooms and outdoor spaces you would use, and compare it with recent sales of homes with similar features.

Anaheim Hills offers something increasingly rare in Orange County — space.
Compare the home’s usable space, lot, condition and outdoor areas with your priorities. A neighborhood-wide price comparison cannot tell you whether a particular home represents value; that requires current, relevant comparable properties.
I represented the buyers of 481 S. Mohler Drive in Anaheim Hills at a purchase price of $3,288,000. We negotiated $107,000 below the $3,395,000 asking price and $44,000 in seller credits. This is one transaction example; another home’s value and negotiation opportunities depend on its condition, comparable sales and the terms available at the time.
Your budget should be checked against current listings and recent closed sales. Ask for a dated comparison of the home types you are considering rather than relying on starting prices in an older guide.

Thoughtful seasonal menu, creative cocktails, and a warm atmosphere that feels nothing like a chain. It’s the place you bring out-of-town guests when you want to prove that Anaheim Hills has truly arrived as a dining destination.
Story Anaheim — Elevated dining that holds its own against anything you’d find in Newport Beach or Laguna Hills. The kind of restaurant that reminds you that you don’t need to drive to the coast for a genuinely special evening out. The menu is creative, the service is polished, and the room feels grown-up.
El Cholo — An Orange County institution with deep roots, a fiercely loyal following, and decades of consistency. If you’ve never been to El Cholo you owe yourself a visit. The kind of place that never disappoints and always delivers exactly what you came for.
The Hive — My personal favorite for unwinding after a long week. The vibe is genuinely unmatched anywhere in the area and the cocktail menu is serious. Order the Trojan Huddle. Trust me on this one — you can thank me later.
The Lifestyle
Beyond the homes and the restaurants, what makes Anaheim Hills special is the lifestyle it quietly affords.
Hiking and Outdoor Recreation Anaheim Hills Trail, Walnut Canyon Reservoir, and a network of trails throughout the surrounding hills give residents genuine daily access to nature without ever leaving the city. Morning hikes with canyon views are part of the routine for many residents here — and that kind of outdoor access is increasingly difficult to find in an Orange County that continues to develop.
Equestrian Culture Anaheim Hills has a genuine equestrian tradition with horse properties and riding trails woven throughout the community. If horses are part of your lifestyle — or you want them to be — this is one of the very few Orange County communities where that’s genuinely feasible at a reasonable price point.
Community Identity This is harder to quantify but easy to feel when you spend time here. Anaheim Hills has the kind of authentic neighborhood identity that newer master-planned communities spend millions trying to manufacture. Block parties. Youth sports leagues. Residents who wave at each other. People who have lived here for twenty years and would never consider leaving. It’s a community in the truest sense of the word.
Commute Planning Test the trip from the specific home to your regular destinations at the times you expect to travel. A convenient-looking route on a map does not establish a predictable commute.
How to Assess Today’s Anaheim Hills Market
Market conditions change, and an older neighborhood guide is not a current pricing report. For a buying or selling decision, ask for a dated review of active competition, pending listings and recent closed sales that match the property’s location, type, condition and features.
